all right everyone as you can tell the

rain

is a little bit of rain going on I'm

sorry I'm gonna have to be very brief

out here can't afford to get this uh

equipment wet but this is The Rock part

this is part of the plantation series is

Live Oak homes this is it Wayne fryer in

Macclenny Florida this right here we're

probably West about an hour of

Jacksonville they got a beautiful huge

light I'm gonna try to get y'all some

drone shots of all that but this was a

house tell you what I was coming down

this highway right here I-10 and I was

seeing this house and I was like holy

but jimmies I didn't say that exactly

but that's kind of what I was thinking

and so I mean I took the exit I mean

about missed the ramp it was crazy I'm

just kidding none of that I mean well I

did see the house and was it was blown

away but I didn't miss the rim don't

worry all right back here and then

anyways turned in

and yeah we're getting some amazing

homes they got so many houses here I

mean I would say probably 50 plus homes

just set up stage I need to check them

out if you're over this area outside

plug back door sliding glass door this

is a huge house okay y'all this is a

massive massive home I can't say that

enough so with all that being said I'm

gonna take you out for a little tour

32 by 76 22 over 2200 square foot

this one's got it all yo don't forget to

okay here we are on the inside

now this floor plan

you can already tails is extremely big

with the rooms every room in here has a

has a unique vibe to it and it's they're

all really good sizes what I'm trying to

get to looks like we've got man one of

those nine foot ceilings in here

and then I absolutely just love the

crown molding baseboards let me give you

a shot we'll start out over here and

look at that and then down here at your

baseboards as well

beautiful sheetrock that we have now I'm

sure there's probably options when it

comes to like wall colors and stuff like

that keep all that in mind

on the other side of this wall you have

your dining area and it's uh it's it's

also a big room we have our electric

fireplace here we've got uh I actually

seen some different colors of this and

some other homes so that may be an

option as well if you'd like to do

something like that the transom windows

from the inside look wonderful and then

let me give you a shot of our flooring

and one thing you'll notice is that your

marriage line we don't have the big seam

in the middle that you'll see sometimes

in homes that you got to worry about

tripping over anything like that

next up we're going to ease down this

way

let's see what's on the menu for nothing

oh it is getting about lunchtime over

this direction

so yeah what about a little quick look

in there oh

is that a pantry I have not looked in

there so I don't know is it if it's a

walk-in or if it's not if it's Pantry

dance were they or not I really I really

have no idea stretch is a little bit in

case okay there we go so we're ready for

whatever

I like these countertops here they're

different than what we have on our

eyeliner Island you can see right here

we have this beautiful

countertop as well

now this is just on here this will

obviously be taking off once the house

is set up and everything like that this

is just a show model

and as you can tell it's starting to do

some raining out there but luckily we're

Undercover

stainless steel appliances now I just

gotta know I'm eager I mean let y'all

let me know in the comments what y'all

think but I'm thinking since it kind of

comes right here I'm like thinking it

may be kind of like one of those Corner

pantries that you would kind of see in

the corner except it's right here so it

is going to be walking what do y'all

think

it was right or I was right he was

probably what about you was you right

but when I opened the door I was kind of

Blown Away I was like look at these

wow man this is nice I like these like

hooks that you have right here

never seen that in any home ever before

that's that's amazing

now it is time to head down to this

dining area look how massive this room

is so yeah right there the other other

side of the wall is your fireplace we

have these sliding doors right here I

love this I love when your dining room

is kind of its own room you know

um and I say that and I also like when

it's kind of breaking up your living

room and kitchen just kind of there out

in the open so I'm not really too tied

to one way but I do like this I like the

vibe I get when I walk in here it's just

like uh you know it feels like hey

everybody let's sit down here at this

table tonight we're gonna have a meal

gonna do a little fellow shipping uh I

like it I like it a lot what do y'all

well let's get on with the tour and head

down this direction see what all we got

first up we've got a looks like a

bedroom right oh yep

gonna have us a bedroom right here

we're gonna have the overhead vents in

this house

I'm not gonna spend too much time in

these bedrooms

I guess we'll just uh next up look in

this room and uh one thing I'm noticing

in your marriage lines here so look at

all this extra area that you have

I just toured a house that had kind of

the same

same thing like the den was massive or

family room whatever you want to call it

we've got two more bedrooms plus we have

a bath down there plus we have our

utility room but I'll just I want to hit

these real quick so I can be brief and

get on how to get on out of here

all right yep we've got us a bath here

see if I can get some light there we go

get some light on for y'all

we'll walk and then so as we walk in

here we've got double sinks and these

are some faucets that I have not seen

look at some of the flooring they've

actually got it right here so let me

just take it comes in these squares

right here and it sticks down

so if you ever need to replace any

pretty easy to do and you can just get

you know how many boxes you need I've

seen that a lot of homes that I've

toured

next up are you tilting room now they've

got some paint stuff there's this house

actually I may have just got set up I'm

not exactly sure how long it's been here

anything like that but anyways there's

the back door okay we've got our spot

for our washer dryer

we've got our breaker box right here

we have

coat hangers

storage for some shoes down there maybe

a baseball glove cone that's where we

could put Cullen's baseball glove he's a

big baller these days

well believe it or not we have seen

everything on this end of the home we've

got to head down this direction to the

main bedroom this this house is just I

guess it's these nine foot ceilings

these tall ceilings but it makes it just

really open up it like kind of opens

everything up looks super super large

let's head down here and see what all is

working

start out with the bedroom it's going to

be big it's going to be very big transom

Windows really catch my attention in

here now y'all keep in mind after we

tour oh my gosh I haven't I seen after

we toured this house I'll try to provide

y'all some information and stuff I think

y'all would like to know so stay tuned

for that uh but before we do that y'all

got to see this closet

I just had my first time seeing it so I

don't want y'all to think that I've been

looking at stuff without you

golly let's go in here

oh my goodness

this house just went from a 10 to a 12 I

can tell you

no this is a closet

and I think sometimes I've toured so

many homes uh that sometimes want those

since there's not clothes in here you

don't really get that feel but like I'm

just kind of picturing clothes all

throughout here oh my gosh you could you

could have a lot if you let me just tell

you if you do fill this up with clothes

and you run out of room

you need to you need some help

but I know one thing we've had to do it

maybe some of y'all in the past like you

have to sometimes we have to like box up

or we used to when we had our old house

we had to like box up winter clothes

like a lot of jackets and stuff like

that but if you got a closet like this I

mean you should have room for everything

plus we got those windows up there now

let me take you into this bathroom

we'll start out with the tub

I hope it's a rain alert they're a

little behind I can tell you that it's

already raining out there okay then

we've got the shower

and this shower is big and um one thing

that I'm really noticing about it is

just that our shower head's way up there

I mean you know so once you step in it's

a little bit of a step so it'll make me

a little taller but the shower is still

it's probably gonna be about eight foots

where I'm guessing and then we've got

I've seen several different towel

options they have here in their homes so

keep all that in mind as well

this is a spectacular house what I'm

saying is there's so many other homes we

got triple section homes we got modular

homes we got tiny houses so I got all

types of different stuff so y'all stay

exactly where you're at uh and then

lastly

also you got to keep in mind this friend

at the time of recording and then also

the place where you put in the house you

know do you have water power septic are

you needing that stuff just a lot of

different things you have to really

consider when it comes to this pricing

but I do want to provide something to

give you just a good idea I call it just

a just estimate a price range for your

retail pricing it'll be right here up
